IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT UNDER A DEED OF TRUST DATED May 16, 2006.

On January 13, 2011 at 11:00 a.m., James H. Woodall, as duly appointed Trustee under a Deed of Trust recorded May 25, 2006, as Instrument No. 135770 in Book 529, at Page 907, of the Official Records in the office at the County Recorder of Sanpete County, State of Utah executed by Mark D. Sears and Linda L. Sears, as joint tenants WILL SELL AT PUBLIC AUCTION TO THE HIGHEST BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATE AT THE TIME OF SALE. SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $5,000 IN CERTIFIED FUNDS TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE DUE BY NOON THE FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE.

At the main entrance of the Sanpete County District Court, 160 North Main, Manti, Utah all right, title, and interest conveyed to and now held by it under said Deed to Trust in the the property situated in said County and State described as: See Legal Description attached hereto as Exhibit “A” Exhibit “A” Escrow No. 365-4684121 (KL) A.P.N.: 3622 Parcel 1: Lot 12, Mt. Musinia Estates Subdivision, according to the Official Plat thereof on File and of Record in the Sanpete County Recorder’s Office. (3622) Parcel 2: Lot 12A, Mt. Musinia Estates Subdivision, Phase 11, according to the Official Plat thereof on File and of Record in the Sanpete County Recorder’s Office. (60663)

The street address and other common designation of the real property described above is purported to be: 345 South 500 East Centerfield, UT 84622.

The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein.

Said sale will be made without covenant or warranty, express or implied, regarding title, possession, condition, or encumbrances, including fees, charges, expenses of the Trustee and of the trusts created by said Deed of Trust, to pay the remaining principle sums of the note(s) secured by said Deed of Trust.

The current beneficiary of the Trust Deed as of the date of this notice is American Home Mortgage Servicing, Inc. as servicer for U.S. Bank National Association, as Trustee for Citigroup Mortgage Loan Trust Inc., Asset-Backed Pass-Through Certificates, Series 2006-AMC1 The record owner of the property as of the recording of the Notice of Default are Mark D. Sears and Linda L. Sears, as joint tenants.
