New 60-acre retail development proposed in Eagle Mountain; source claims Smith’s moving in

Early conversations are underway in Eagle Mountain regarding the creation of a new retail development, anchored by a “nationally known grocery chain” parked in the heart of the city, according to a release issued Monday afternoon.

While the announcement does not mention the name of the grocer, a source close to the discussion — who wished to remain anonymous as official plans have not been finalized — told the Daily Herald that the proposed development would include a Smith’s Marketplace complemented by a mixture of other businesses.

If approved, the developer would acquire roughly 60 acres of land from Ivory Homes for the proposed project, to be situated on the east side of Pony Express Parkway between Mid-Valley Road and Old Airport Road, across from the future downtown area.

Economic Development Director Evan Berrett said the development would be a significant win for Eagle Mountain.

“Bringing another full-service grocer to our city has been a long-standing priority and we’re excited about the potential this project holds, not only for residents but for the broader commercial landscape here,” Berrett said in a statement.

The proposed development comes as Eagle Mountain’s population continues to climb. According to 2024 U.S. Census Bureau data, the city’s population sits at roughly 70,000 people, up from 43,620 in 2020.

With the combination of a new downtown area and a major commercial retail center in close proximity, sources in Eagle Mountain believe the two could yield an attractive environment that will help the city flourish well into the future.

It will also call for expanded mobility.

“One of the most exciting aspects of this proposal is that it could significantly accelerate needed infrastructure improvements in the area,” Berrett noted in the release. “The planned upgrades would extend Mid-Valley Road and Old Airport Road east of Pony Express Parkway, laying the groundwork for a future connection to Mountain View Corridor.”

Further details regarding the proposed development are still being negotiated, but sources say the project could be presented before the City Council as early as this summer.
