Arrowhead Ranch LLC seeks preliminary approval for 226-lot subdivision in Payson

On March 9, Arrowhead Ranch LLC asked the Payson City Planning Commission for preliminary plan approval of a future “226 lot attached single family home subdivision,” which would be built in a field titled Plat A, at approximately 1400 North Arrowhead Trail Road.

The company received a positive recommendation at the planning commission’s public hearing on March 22 and will go to the city council next for final approval.

“Utah is a ‘development friendly state’ which means that if an application meets the requirements of the city’s ordinances, then it must be approved,” Payson city planner Michael Bryant said.

The plat is located in Payson, across the street from an existing FieldStone Homes neighborhood, The Villages at Arrowhead Park. Plat A neighbors Plat B, which the company received preliminary plan approval for in June 2022.

An estimated 100 homes will be built on the land. So far, no major development can be seen on either field.

“New neighborhoods help to diversify the community, provide additional tax base, provide additional housing opportunities for persons of a variety of incomes to live in the community. Additional residents help to secure additional commercial and industrial development, which in turn shoulders a higher proportionate share of the taxes, subsequently lowering residential taxes. All of (these) are needed to support city departments and services that are essential for the general health, safety and welfare of a community,” Bryant said.
