Acres Development plans new retail project at Ephraim Crossing
EPHRAIM — A new neighborhood retail development is coming to Ephraim Crossing as Acres Development moves forward with plans to acquire 2.56 acres for a commercial project slated to begin construction in May.
Acres Development, a Sandy-based retail developer with a strong presence throughout Central Utah, has entered into an agreement to purchase the property within the growing Ephraim Crossing area. The project is designed to meet increasing demand for retail, service, and dining options in Sanpete County and surrounding communities.
The planned development will feature two multi-tenant strip retail buildings, each measuring approximately 6,000 square feet. These buildings are intended to accommodate a mix of service-oriented businesses, food establishments, and neighborhood retailers. In addition, the site plan includes standalone pad buildings that could house a bank, credit union, or fast-food restaurant, offering high visibility and convenient access along a major traffic corridor.
The location was selected for its proximity to expanding residential neighborhoods, healthcare services, and regional employers, positioning the development as a convenient retail destination for local residents and visitors alike.
“This project reflects our confidence in the continued growth of Ephraim and the broader Sanpete Valley,” said Marlon Hill of Acres Development. “We see strong demand for quality retail and service options, and we are excited to bring thoughtfully designed commercial space to this market.”
Retail space within the development is now available for lease. Flexible unit sizes and configurations are being offered, with pre-leasing opportunities open for both inline tenants and pad users.
Mike Ballard, managing director of Ephraim Crossing, said the project represents an important early milestone in the larger master-planned community.
“We’re excited to welcome Acres Development as an early buyer and commercial developer at Ephraim Crossing,” Ballard said. “Their track record delivering high-quality neighborhood retail in Central Utah makes them an ideal partner. This project is a key step in establishing the commercial core of Ephraim Crossing and bringing much-needed services and amenities to the community.”
Ephraim Crossing is a more than 300-acre master-planned development designed to integrate residential neighborhoods with retail, healthcare, office, hospitality, and light industrial uses. Supported by major regional investments and public infrastructure improvements, the project is expected to play a significant role in shaping future growth and economic development in Ephraim and across Sanpete County.
