The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Sanpete County Courthouse, 160 North Main, Manti, UT 84642, on July 15, 2015, at 10:00 a.m., of said day, for the purpose of foreclosing a trust deed dated September 20, 2007, and executed by LUCAS J. DAVIS, as Trustor, in favor of COUNTRYWIDE HOME LOANS, INC. as Beneficiary, which Trust Deed was recorded on September 25, 2007, as Entry No. 149601, in Book 558, at Page 1011, in the Official Records of Sanpete County, State of Utah covering real property purportedly located at 657 East 100 South, Mt. Pleasant, Utah 84647 in Sanpete County, Utah, and more particularly described as:
BEGINNING 790.35 FEET WEST FROM THE SOUTHEAST CORNER OF REYNOLD’S PARCEL OF SECTION 2, TOWNSHIP 15 SOUTH, RANGE 4 EAST, SALT LAKE BASE AND MERIDIAN; THENCE NORTH 3.75 CHAINS, THENCE WEST 90.75 FEET, THENCE SOUTH 3.75 CHAINS; THENCE EAST 90.75 FEET TO THE POINT OF BEGINNING. 1999 CHAMPION HOME BUILDERS DOUBLEWIDE, VIN NUMBER: 16-99-428-07384, WHICH IS AFFIXED AND ATTACHED TO THE LAND AND IS PART OF THE REAL PROPERTY. HUD LABEL #’S IDA 184697 & IDA 184698 (SERIAL NO. 16735)
The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owners of the property as of the recording of the Notice of Default are LUCAS J. DAVIS and AURELIA L.S. DAVIS.
Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m., the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
