The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, on the front steps of the Sanpete County Courthouse at 160 North Main Street, Manti, Sanpete County, Utah, on July 14, 2015 at the hour of 12:00 noon of said day, for the purpose of foreclosing a Trust Deed originally executed by Glenn E. Taylor and Brenda J. Taylor, as Trustors, in favor of Utah Heritage Credit Union, covering real property located at 650 West Center Street, Fountain Green, Utah 84632, and more particularly described as:

Beginning at a point North 891031 East 972.16 feet along the quarter section line and South 301.50 feet from the Northwest corner of the Southeast quarter of Section 1, Township 14 South, Range 2 East, Salt Lake Base and Meridian; thence North 894556 East 214.50 feet; thence South 001404 East 204.60 feet; thence South 894556 West 214.50 feet; thence North 001404 West 204.60 feet to the point of beginning. Excepting therefrom the East 17.21 feet thereof. #18172X & 18172X14.

The current beneficiary of the trust deed is Utah Heritage Credit Union and the record owners of the property as of the recording of the notice of default are Glenn E. Taylor and Brenda J. Taylor. This Trust Deed is recorded as Entry Number 170569 in Book 603 at Page 1368 in the records of the Sanpete County Recorder.

Bidders must be prepared to tender to the trustee $5,000 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashiers check or certified funds.
