65.25 feet; thence West 17 rods; thence North

65.25 feet; thence East 17 rods, more or less, to the

point of beginning.

The current beneficiary of the trust deed is Utah Heritage Credit Union and the record owners of the property as of the recording of the notice of default are Stevens Development, LLC and Charles Stevens. This Trust Deed is recorded as Entry Number 159062 in Book 578 at Page 881 in the records of the Sanpete County Recorder.

Bidders must be prepared to tender to the trustee $5,000 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashiers check or certified funds.

The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b).
