NOTICE OF TRUSTEE’S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, on the front steps of the Sanpete County Courthouse, 160 North Main Street, Manti, Sanpete County, Utah, Tuesday, October 13, 2015, at the hour of 12:00 noon of said day, for the purpose of foreclosing a Trust Deed originally executed by Stevens Development, LLC, as Trustor, in favor of Utah Heritage Credit Union, covering real property located at 50 East 415 South, Ephraim, Utah 84627, and more particularly described as:

Beginning 347.25 feet West of the Northeast corner

of Block 5, Plat B, Ephraim City Survey; thence

East 188 feet; thence South 100 feet; thence West

14.375 feet; thence South 60 feet; thence West

173.625 feet; thence North 160 feet to the point of

beginning. (535X)

Less and excepting therefrom that portion of land

conveyed in that certain Warranty Deed recorded

November 15, 2012, as Entry No. 187269 in Book

639 at Page 55 of official records being more

particularly described as follows:

Beginning 347.25 feet West and South 80 feet of

the Northeast corner of Block 5, Plat B, Ephraim

City Survey; thence East 188 feet; thence South

20 feet; thence West 14.375 feet; thence South

60 feet; thence West 173.625 feet; thence North

80 feet to the point of beginning.

The current beneficiary of the trust deed is Utah Heritage Credit Union and the record owners of the property as of the recording of the notice of default are Stevens Development, LLC. This Trust Deed is recorded as Entry Number 200505 in Book 668 at Page 1325 in the records of the Sanpete County Recorder.

Bidders must be prepared to tender to the trustee $5,000 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashiers check or certified funds.

The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b). The address of the office of the trustee is 455 East 500 South, Suite 401, Salt Lake City, UT 84111-3323. The hours during which the trustee can be contacted regarding the notice of default are 8:30 a.m. to 5:00 p.m., Monday through Friday, with the exception of legal holidays.
