The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Sanpete County Courthouse, 160 North Main, Manti, UT 84642, on August 30, 2016, at 11:00 a.m. of said day, for the purpose of foreclosing a trust deed dated April 2, 1998, and executed by DON CHRISTENSEN, A MARRIED PERSON MAN, as Trustor, in favor of LEGACY MORTGAGE INC., as Beneficiary, which Trust Deed was recorded on April 8, 1998, as Entry No. 00059117, in Book 416, at Page 658, and re-recorded on August 25, 1998, as Entry No. 00062647 in Book 425, at Page 311, in the Official Records of Sanpete County, State of Utah covering real property purportedly located at 70 West 100 South, Gunnison, Utah 84634 in Sanpete County, Utah, and more particularly described as:

BEGINNING AT THE SOUTHEAST CORNER OF LOT 4, BLOCK 15, PLAT “A”, GUNNISON TOWNSITE, SANPETE COUNTY, STATE OF UTAH: THENCE WEST 70 FEET; THENCE NORTH 207.80 FEET; THENCE WEST 128 FEET; THENCE NORTH 10 FEET; THENCE EAST 198 FEET; THENCE SOUTH 217.80 FEET TO THE POINT OF BEGINNING. Tax ID: 2345

The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owners of the property as of the recording of the Notice of Default are THE HEIRS AND DEVISEES OF DON CHRISTENSEN, AKA DON E. CHRISTENSEN, DECEASED, SUBJECT TO THE ADMINISTRATION OF THE ESTATE OF SAID DECEDENT.

Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
