NOTICE OF TRUSTEE’S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, on the front steps of the Sanpete County Courthouse at 160 North Main Street, Manti, Sanpete County, Utah, on June 29, 2016 at the hour of 12:00 noon of said day, for the purpose of foreclosing a Trust Deed originally executed by Stevens Development, LLC and Charles Stevens, as Trustors, in favor of Moroni Feed Credit Union, now known as Utah Heritage Credit Union, covering real property located at 314 South 200 East, Ephraim, Utah 84627, and more particularly described as: Beginning at the Northeast corner of Lot 7, Block 7, Plat “B”, Ephraim City Survey; thence South 65.25 feet; thence West 17 rods; thence North 65.25 feet; thence East 17 rods, more or less, to the point of beginning. #557.

The current beneficiary of the trust deed is Utah Heritage Credit Union and the record owners of the property as of the recording of the notice of default are Stevens Development, LLC and Charles Stevens. This Trust Deed is recorded as Entry Number 159062 in Book 578 at Page 881 in the records of the Sanpete County Recorder.

Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier’s check or certified funds.

The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b).
