NOTICE OF TRUSTEE’S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Sanpete County Courthouse, 160 North Main, Manti, UT 84642, on October 18, 2016, at 11:00 a.m. of said day, for the purpose of foreclosing a trust deed dated August 8, 2008, and executed by HOWARD VEATER, as Trustor, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. SOLELY AS NOMINEE FOR TAYLOR, BEAN & WHITAKER MORTGAGE CORP., ITS SUCCESSORS AND ASSIGNS as Beneficiary, which Trust Deed was recorded on August 13, 2008, as Entry No. 157280, in Book 575, at Page 121, in the Official Records of Sanpete County, State of Utah covering real property purportedly located at 364 East Mill Road, Ephraim, Utah 84627 in Sanpete County, Utah, and more particularly described as:

BEGINNING 3.9 RODS NORTH FROM THE SOUTHEAST CORNER LOT 5, BLOCK 12, PLAT “A” EPHRAIM CITY SURVEY; THENCE SOUTH 3.9 RODS, THENCE WEST 8.5 RODS; THENCE NORTH 6.5 RODS, THENCE SOUTHEAST MORE OR LESS TO THE POINT OF BEGINNING. (149) EXCEPTING ANY PORTION WITH IN THE CITY STREET. Tax ID: 149

The current Beneficiary of the trust deed is CARRINGTON MORTGAGE SERVICES, LLC, and the record owner of the property as of the recording of the Notice of Default is HOWARD VEATER.

Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
