The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Sanpete County Courthouse, 160 North Main, Manti, UT 84642, on October 25, 2016, at 11:00 a.m. of said day, for the purpose of foreclosing a trust deed dated May 6, 2010, and executed by MCKADE LUSK AND SHAELENE LUSK, HUSBAND AND WIFE, as Trustors, in favor of JPMORGAN CHASE BANK, N.A. as Beneficiary, which Trust Deed was recorded on May 7, 2010, as Entry No. 170276, in Book 603, at Page 459, in the Official Records of Sanpete County, State of Utah covering real property purportedly located at 440 West 400 South, Mount Pleasant, Utah 84647 in Sanpete County, Utah, and more particularly described as:
BEGINNING 96 FEET WEST FROM THE SOUTHEAST CORNER OF LOT 4, BLOCK 65, PLAT “A”, MT. PLEASANT CITY SURVEY, SANPETE COUNTY, STATE OF UTAH; THENCE WEST 90 FEET, THENCE NORTH 165 FEET, THENCE WEST 28.50 FEET, THENCE NORTH 49.50 FEET, THENCE EAST 91.50 FEET, THENCE SOUTH 90 FEET, THENCE EAST 27 FEET, THENCE SOUTH 124.50 FEET TO THE POINT OF BEGINNING. The current Beneficiary of the trust deed is J.P. MORGAN MORTGAGE ACQUISITION CORP., and the record owners of the property as of the recording of the Notice of Default are MCKADE LUSK AND SHAELENE LUSK, HUSBAND AND WIFE.
Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds.
