Truth in Taxation season has arrived.

Multiple governmental agencies in Utah County are proposing to raise property taxes, and will hold a Truth in Taxation public hearings this month to discuss the proposals.

The largest potential tax increase comes from Eagle Mountain, where city officials are proposing a 220.88% increase that will add $6,742,938 in revenue.

That means an annual increase from $142.25 to $456.28 for a residence with an average market value of $488,000, and from $258.64 to $829.60 for a commercial property worth $488,000.

Eagle Mountain said that if approved, the new rate will fund essential public safety operations. “These funds help support core functions of the Utah County Sheriff’s Office – Eagle Mountain Division, including the addition of deputies to meet the growth of the city,” the city said.

Eagle Mountain will hold its Truth in Taxation meeting at 7 p.m. Thursday at 1650 Stagecoach Run.

Eagle Mountain’s neighboring city, Saratoga Springs, is also proposing a tax increase of 50.03% that it says will raise $3,100,000 in city revenue. For a residence with an average market value of $542,000, the rate would increase from $168.74 annually to $437.31 annually, and for a commercial property worth $542,000, from $530.08 to $795.11 annually.

The increase would go toward adding additional fire and police services, Saratoga Springs City said. The city’s Truth in Taxation meeting will be Tuesday, Aug. 11, at 6 p.m. in the City Council chambers.

The Provo City School District will hold the first Truth in Taxation public hearing at 7 p.m. Wednesday at district headquarters. The district is proposing a 7% increase to add $1,306,942 to revenue.

A residence valued at $526,000 would see a roughly $33 annual increase, from $1,216.51 to $1,249.49. A commercial building of equal value would have its taxes increased from $2,211.83 to $2,271.79.

On Aug. 11, American Fork, Cedar Hills, Highland and Pleasant Grove are each holding Truth in Taxation meetings. American Fork is proposing a roughly $33 annual increase for a home worth $502,000, from $394.27 to $427.69, an 8.48% increase. A commercial property’s rates would increase from $716.86 to $777.60.

Cedar Hills is proposing a 19.55% increase, from $276.07 to $330.09 for a residence worth $682,000, and from $755.88 to 945.26 for a commercial property worth the same.

Highland City’s proposed 6.89% increase would increase taxes by roughly $28 for a residence worth 1,036,000, from $413.11 to $441.60, a 6% increase. Commercial properties of the same value would go from $751.10 to $802.90.

An 8.72% increase is proposed in Pleasant Grove, which would increase annual property taxes for a house valued at $602,000 from $310.57 to $337.72, a $27 increase. Commercial entities valued at $602,000 would increase taxes from $564.68 to $614.04.

Springville City will hold its hearing Aug. 18, proposing a 2.97% increase, from $186.40 to $191.90 for a residence valued at $476.000, and from $338.91 to $348.91 for a commercial property valued the same.

At an Aug. 25 meeting, the Central Utah Water Conservancy District will propose a 0.71% tax raise, resulting in roughly a $2 increase for a residence valued at $576,000, and a $4 increase for a commercial entity valued the same.

Orem City is proposing a 6.95% property tax increase to raise $450,000 in revenue. A residence valued at $520,000 would see a rate increase from $168.74 to $180.47, and a commercial property valued at$520,000 would see an increase from $306.80 to $328.12. Orem will hold its public hearing Aug. 27.
