Titled “Broad Street,” the commercial space is planned for 250,000 square feet of property running east to west, fitted with dining, fashion and entertainment options. Utah City has contracted Odyssey Retail Advisor to help plan the area, and construction is expected to begin in 2027. 

Davis Harris, Utah City’s senior vice president of retail, said it is an exciting prospect to build a commercial space completely from scratch. 

“Typically, when you go in and you do development — and City Creek was one of them that I worked on — you’ve got two city blocks and you’ve got a parameter of a lot of restrictions with transportation and existing architecture and parking,” Harris told the Daily Herald. “In a situation like this where you have 700 acres of land that’s undeveloped, you’ve got an opportunity to really do things right.” 

The vision is for the area to be walkable, from the FrontRunner station down to Utah Lake. Utah City is not ready to announce any retailers who will be coming to the district, but Harris said a significant percentage of Broad Street will be dedicated to retail, along with a 3,000-seat theater, a hotel, and some office and residential space above the shops. 

Utah City leadership believes Odyssey Retail, which has helped build out retail in Hudson Yards in New York and the Bellagio in Las Vegas, will help attract high-quality tenants. 

“It’s not just about filling storefronts. You got to really curate the right tenant mix,” he said. “And Odyssey is really the best of the best when it comes to that. They’re very well known. This is what they do. They do a very good job at it.”

Harris said the team is still going through the design phase of the project and working with architects to finalize the plan, with the goal of starting construction next year. 

He has high expectations for what Broad Street and Utah City can become. 

“It’s going to be really spectacular, and it’s going to be right in the core of Utah County, and I think that’s really going to appeal to a lot of people,” Harris said. “I think Utah County is lucky to have this kind of project going into the heart of the county.
