Major 312-acre master-planned community announced for Ephraim

Project to Bring More Than 1,180 New Homes and One Million Square Feet of Commercial Space
EPHRAIM — In one of the largest development announcements in Sanpete County’s history, Camino Verde Group has unveiled plans for a new 312-acre master-planned community in Ephraim that will add more than 1,180 new homes and over one million square feet of commercial, retail, and industrial space.
The development, called Ephraim Crossing, will be located on both sides of U.S. Highway 89 on the city’s south side and is designed as a walkable, mixed-use community to serve Ephraim’s growing population, Snow College students, and families who want to live and work in Sanpete County.
“We see Ephraim Crossing as the next great community in Central Utah,” said Mike Ballard, co-founder of Camino Verde Group. “It’s a place where families can put down roots, businesses can thrive, and students can build their futures close to home.”
The multiyear, $300 million-plus investment will feature a variety of housing types, including single-family homes, townhomes, build-to-rent cottages, and apartments. The plans also include parks, trails, and neighborhood gathering spaces, along with a grocery store, retail village, medical offices, and light industrial park.
Two key anchors of the development include a new $100 million Intermountain Health facility and Soapcreek Manufacturing, both of which are expected to create hundreds of local jobs.
Infrastructure work is already underway, with public roads, utilities, and parks being financed through a Public Infrastructure District, or PID, in partnership with the Utah Inland Port Authority’s Skyline Corridor. Construction of single-family homes and townhomes has also begun.
Ephraim Mayor John Scott praised the project for its alignment with the city’s long-term vision for sustainable growth. In his July 2025 “Mayor’s Corner” message, he noted that Camino Verde Group has worked closely with city leaders, engineers, and residents to ensure development proceeds responsibly.
“Camino Verde has been a responsive and willing partner,” Scott said. “They’ve listened to our concerns about infrastructure, water, and housing balance, and they’ve demonstrated a real commitment to making Ephraim better. Projects like Ephraim Crossing will help our young people and families find homes and jobs here instead of having to leave the valley.”
Camino Verde Group, a Las Vegas-based real estate investment and development firm with projects across Utah and Nevada, said the community is designed to meet Central Utah’s growing housing and workforce needs.
“Ephraim’s most valuable resource is its people,” Ballard said. “This project helps ensure the next generation can find homes, jobs, and opportunity right here–so kids can stay close to parents and grandparents.”
At full build-out, Ephraim Crossing is expected to include:
- More than 1,180 homes across several neighborhoods
- A 40-acre commercial town center with a “Restaurant Row” and small-shop retail village totaling over 90,000 square feet
- Two hotels
- More than 20 acres of open space, trails, and parks
- Over 500,000 square feet of industrial space
- Hundreds of new local jobs from Intermountain Health, Soapcreek, and other employers
Developers expect to announce additional homebuilders, retail tenants, and community partners in the coming months as construction continues.
